INTERNET EXPOSURE. Since over 80% of the customers we deal with use the internet to help find their next Real Estate purchase. We spend thousands of dollars and countless hours continually marketing our property on-line. We now have over 2 dozen companies we can load our listings into that will expose your listing on hundreds of web sites. We do extensive research on the keywords customers may use in the search engines.  We strive to have our listings appear on those sites that show up at the top of the searches engines. We will give your listing the best exposure around!

MULTIPLE LISTING SERVICE (MLS). List with a company that is in the local MLS for that area. Our MLS (Clare-Gladwin) has 9 reciprocal boards with hundreds of agents that can obtain access to your listing.
MLS systems give your property exposure to literally thousands of agents throughout the state. They are not a free service, our office spends thousands a year so our listings are also made available for other offices to sell. We have also joined a state wide MLS company called Internet Realty Application 2000 (IRA 2000). This is more than just a MLS. They have have over 80 web sites to expose your listing on. Along with marketing our listings to potential buyers, we also make sure they are promoted to Thousands of Real Estate Agents Nationwide. We belong to our Local Multiple Listing Service (MLS), a Statewide MLS system, and 2 National MLS systems. We even go as far to pay to have our listings appear on close to 70 of our competitor’s individual agent, and office web sites. We go above and beyond to give our listings exposure!
 
CO-BROKE WITH OTHER OFFICES. List with a company that co-broke’s fairly, companies can choose as to how the commission is being split, and being that agents are paid on a commission basis so they may not want to push a listing through a company due to how they co-broke. Our office co-broke’s equally 50/50. Also some office will not pay, or will pay less to a co-broking selling agent if they are acting as a selling agent, working for the seller. We co-broke equally with both buyer and seller agents, we do not penalize a agent for working on your behalf to get you the most money.

FINANCING. We work closely with many local lenders so we can help our customers get pre-approved and obtain financing.

LOCAL OFFICE. It only makes sense that if a buyer is looking for property around a certain town they will check with agents in that town 1st.  Local agents advertise their listings locally. We advertise in our local paper and since most buyers are just visiting the area they will stop at motels, gas stations, & restaurants where they can pick up one of our brochures in over 15 locations.
